Its 6.5km away from the lake and bus stand area, away from all pollution, traffic, noise and commercial activities. We build this mountain, got electricity, water and life into the surrounding. If you like hotels, than this is not the place for you. Why stay in hotels! When you have an option to stay in residential neighborhood and experience the hill like a local resident, share culture. Yes we have some issues which are listed below, but converting a mountain into habitation, bringing life around and offering the same for experience is really an achievement for us, it’s totally not like your usual city life where everything is taken for granted and life has become almost like robots. Over here you will understand the importance of water, electricity, nature which is amazing and a blessing. Kindly ready carefully as what has been mentioned below, and this is for your understanding of the listing. We don't want you to be disappointed, as this is a hill life and not a city life which runs for granted. Come experience the TRUTH of life, which is pushed or neglected because of your routine. We empower the locals in need and you will also have a say in the same. Living city life as a robot will help you realize that there are so many things in life that you are not aware off, learn and see how people live, instead of complaining about life and where you are. Believe me I’m a city guy, but my project here really helped me understand life. I feel 'm blessed, but sometimes I feel THAT'S ALL!YES PARTY HAVE FUN,BUT LEAVE SOME TIME FOR SELF REALISATION......I'M DOING MY BEST TO EMPLOY LOCALS WITH YOUR PAYMENTS,I'M DOING MY BEST TO EMPLOY ALL THE NEEDY AS THEY DON'T END UP ON STREETS. We know that we have some issues and that’s why we are charging less compared to others. We would like to apologies for the long and heavy listing details, as we are helpless and with great difficulty we are posting this, as we have had bad experiences and really difficult guest come who are either unaware of the listing details or who just want to create trouble once they get high and unreasonable, we do our best to make guest happy and we have the strength to say sorry if we are at fault, but because of few guest's misbehavior ...If you feel that there will be additional guest's coming along with you it will be easier if the cost for the same is transferred before check in and also if any other services are required and the same cost be transferred before check in thru Airbnb send money app. Decision on complementary services is reserved with the management. There will be a additional charge of Rs.500/-per day towards the stay and this can be paid directly to the third party vendor towards maintenance,water charges, we are really sorry regarding this charge and this is due to shortage of rain in Tamil Nadu and we have to purchase water from third party vendors for the same. During the months of March, April, May and June the water tank charges will be Rs.1000/-per day as these are the driest months. If additional guest check in above the booked guest they will be charged Rs.1512/-per additional person per day. kodaikanal the weather is very unpredictable it can rain anytime and also there can be strong winds which causes power fluctuations, we have generators but we will switch them on only in the evenings and nights and only if the power fails or the batteries fail. The government also sometimes shuts down the power lines for safety precautions Guest will be charged a fee if they check out later than 10'am. Since Kodaikanal is always cold and wet our walls also turn to be cold and wet and due to this the paint might peel off the walls and it will be wet, we always try to patch it up but due to the extreme climate it keeps showing up, so kindly pardon us as it is not in our control.If you wish to carry food for consumption into the property kindly carry paper plates,glass etc..and you will have to clear the same and dispose it or carry it back with you.If you don't wish to clear and clean the same there will be a additional charge of Rs.1000/- per day towards the same as government garbage disposal points are 60 kms away and this has been done to preserve the hill station and its environment, kindly avoid plastic as its very harmful to the animals and environment. Also you might see the basic, usual or annual wear and tear of the property and its furniture, amenities, fittings, basis facilities and this is updated only periodically and not on monthly basis. We are surrounded by nature and have not modified our surroundings and its nature, due to lot of trees we sometimes get insects and they suddenly fly by and also seasonal flies, we do our best to control them and since its nature it’s out of our control. Staff will be available at the property to assist you at all times. GUEST WILL ONLY REQUIRE TO CARRY THEIR PHOTO ID'S IN DUPLICATE,WE DON'T WISH TO SERVE/SELL TOWELS AS WE BELIEVE THESE ARE PERSONAL THINGS AND WE DON'T BELIEVE IN RECYCLING FOR REASONS. Regarding direction to the property, if at all you get confused while using map make note to not cross Mother Teresa’s university for women, Vilpatty and stop at the entrance of the university and call us our staff will come get you. Also there are times when we have power fluctuations, but we have power back up to serve you. In kodaikanal or any other hill stations this is a very common thing. Kindly carry power banks in case of any emergency to power your mobiles. We don't encourage Children, infants and toddlers due to the weather conditions and the higher altitude nor do we have staff to assist in the same. Airtel works in few spots and jio, Bsnl voice services works well, and for data reliance jio really works well. Most of the Roads in Kodaikanal are really bad we suggest higher Clearance Vehicles like SUVs’ will be good and safe. Vehicle is mandatory. Also sometimes there is power break down due to heavy rains or load issues, and this is not in our control as these issues are controlled by the government and also sometimes because of heavy rains the power lines snap, we are not responsible for this occurrence as this is not at all common. Also the generators may not work due to several issues. Breakfast will not be served after 9.30.am and its chargeable service the cost towards the same will be Rs.100/- per person. Television is provided only in the living area with Tata Sky and channels are limited. TV's will sometimes not work due to power fluctuations and cloudy skies. Please don't come or book with a city life expectation! All we need right now is guest who thinks like us and who understands us! We are seriously engaged in employment of our village population and really busy trying to educate them and make them self reliant /independent. Kindly understand the listing before making a booking. The glass railings in the upper floor have not been completed and have been left without fixing glass because of design sake. Since kodaikanal is a cold place we don't have air-conditioners but we have fans and will not work when electricity is not there. Kindly be careful while using the upper floors and if you have got children into the property than it’s your responsibility to take care of them. If you wish to get or carry food from outside into the property we kindly request you to get paper plates etc .Fire Camp charges are Rs.1500/- per night for one lighting and the duration depends on however long it burns for. We have only one Carbon monoxide detector. No medical equipment's like Nebulizer Machine etc...will work at the property. Guest with medical issues kindly avoid booking as we don't have in house doctor. We have televisions in all the rooms except the single beds room but we have no satellite TV and we only have working Tv with Tata Sky in the Living area. We keep reminding the guest that if they wish to connect their lap tops to the system they can but they will have to reconnect the system to its original status as we don't have an in house technician to keep reconnecting the same, but the guest don't reconnect it back to the original status and this puts the incoming guest into confusion to connect the same and they complain that the system is not working. Hence forth we have decided that the guest wishes to use the system they will have to try and connect the system themselves.Also in the event of cancellation of the reservation for reasons best know to the guest and including any sickness of the guest or the co guests kindly be informed for no reason a full or partial refund will be provided towards cancellation.,and by making the booking you agree to these terms of the booking irrespective of airbnb rules.Kindly make sure your GST Taxes are paid while making the booking,sometimes the app miscalculates and the GST payment is left out,as we don't have any control over the app you will be required the make the GST payment.This is not a very common issue but this happens when the app is under maintenance.If payment is done while making the booking then you don't have to pay.Also sometimes due to some reason if the lights get fused,over head tank overflows or any minor issues with maintenance or team will be attending to the job weather inside or outside the property for emergency breakdowns.All charges mentioned are contract based third party direct payments/to obtain services or extra services kindly inform us regarding the same as it will enable us to inform the third parties in advance regarding your needs and they will get in touch with you to serve you on time and further comfort your stay with us.WE are sorry, but our property is not disable/wheel chair friendly.Early check in not earlier than 10.30 am and between 10.30 am and 12 Noon will cost additional Rs.2500/- and late check out not later than 11 noon will cost Rs.2500/- additionally towards your stay.Just like your home or another home ours is also a home where sudden breakdowns can happen and we don’t have in house electricians, plumbers or technicians. If a problem occurs which is not common we have to call for a technician for rectification of the same and the technician will come at this own convenience, kodaikanal shuts down by 6 pm in the evening, so if any issues arise we will have to wait for the technician to come the next day to rectify the issues if any. We are not responsible for the same as it’s out of our control and no claims/refunds will be entertained. Foreigners/NRI's will have to register with Foreigners Regional Registration Office or with the local authorised authorities before check in,and if the same is not done the reservation can be cancelled without refund.Smoking inside the property or the rooms will attract a penalty of Rs.2500/- per day, since we have lot of open areas for smoking,kindly request you to follow the rules and think about the incoming guest after you check out,there can be children also.Our place is not suitable for children and elders.Thank you and we are sorry if we are rude or conditional with so many rules. Reliance JIO Data works very well at the property,other data service providers are week and slow.Kitchen use for self cooking will not be allowed. Internal stairs to upper floors and entrance stairs. Hello, thank you for looking at me! We are placed in a residential area away from all commercial activities, pollutions, traffic and from being pokey! We have total open areas to breathe easily and yes Fresh air, and no pollution, why would you come to kodaikanal from any city which is fully polluted and has no views or open space? When you look out of any other property in kodaikanal you will only find buildings, traffic, noise, pollution and no space to park or walk! This is where we make a difference….we offer total peace, clean air, hill walk’s, plenty of views and believe me no traffic or pollution or disturbances around…as we own the entire surroundings which consist of 15 Acers…..Music! Not a problem…Get your DJ along…we are sound proff…Kindly be informed that no claim will be entertained either direct or thru Airbnb for refund, for reasons as,- place not clean, swimming pool not clean, toilets not clean, living rooms not clean, bed sheets not clean, towels not clean, no toiletries provided, audio system not working, vessels not clean, sofa’s not clean, place is smelling, air-conditions/fans not working or not provided, no power, bad road, no mobile charger, bath tub not clean, wifi not working, TV not working, refrigerator not clean, insects or pests in property, heaters not available ,no restaurants close by, taxi not available, staff not available(unless paid for).late check in even if we agree it’s out of our hands, as the staff might go to sleep, so late check in even if we agree depends on the staff we still don’t guarantee late check in. Only if you agree to these conditions can you book, and an afterthought to claim thru Airbnb/Directly will not be entertained…if you don’t agree with these rules kindly don’t book the place. We do our best to keep the guest comfortable, keep the place clean, but due to one percent of guests, we have to make these rules who are only travelling to exhort the host and blame them for nothing, also these rules are made because we don’t have cameras in private places to nail the lies of the one percent guest visiting us. Kindly bear with us for these above rules as we have to save ourselves from fraudulent guests. Kindly be assured the place will be clean and as promised, we are very reasonable and flexible but circumstances of few guests have forced us to make several rules. We assure you of our best services and we have the courage to say SORRY…we are at fault! If at all for any reason all the back up's like the generators, investors, batteries and electricity fail and none of the back up's are working and the electricity is not there, the guest will have to arrange for the same at their own cost, they will have to get diesel at their own cost, hire generators at their own cost, the host will do all his best but during complete failure it’s the guest who will have to arrange for the backup. It doesn’t happen but still we are placing this clause. Guest will be required to pay GST on the Booking Invoice, and the GST Tax rates are from 0 to 18% for accommodation and 18% on cleaning fees. If for any reason the GST has not been paid while making the booking, a separate request for payment will be sent...if all ready paid than we will not ask. Generator back up will be provided as long as we can and if due to other unknown circumstances at that time if we are not able to provide kindly pardon us. If additional guest check in above the booked guest they will be charged Rs.1512/-per additional person per day. (Guest is requested to inspect the property to check if all amenities as promised are provided and only sign if the guest is satisfied with all and the cleanness of the property) once the guest signs the same, there can be no claim made against the ‘Host/owner/proprietor/’ for any difference of opinion at a later time or no claim can be made thru Airbnb or any other proprietor/agent/sales company etc…In Order to make your stay as pleasant as possible, the Management requests your co-operation in observing the following as an agreement between the guest and the " Cloudscape15 " (hereinafter called 'Management') under which the house/property’s are permitted to be used by the guest(s):-It is agreed that the guest will conduct him/ herself in a respectable manner and will not cause any nuisance or annoyance within the premise.The Management has the right to request any guest to vacate his/her room or other areas of the premises forthwith, Without previous notice and without assigning any reason whatsoever, and the guest shall be bound to vacate when requested to do so. In case of the default, the Management has the right to remove the Guest luggage and belongings from the room occupied by him/her. The guest will be held responsible for any loss or damage to the hotel property caused by themselves, their guests or any person for whom they are responsible. The Guest shall be solely liable and responsible to the management, its other guests, invitees visitors, agents and servants for all loss financial or otherwise and damage that may be caused by such articles or as a result of the guests' own negligence and non-observance of any / instructions.Gambling, contraband, prostitution, weapons, explosives, flammable objects, poisons, drugs, animals and pungent food are strictly prohibited on the premises. The guest will be held responsible for any loss or damage to the property caused by themselves, their guests or any person for whom they are responsible. Please present your ID card, Passport or Temporary Residence Card upon Check-in. By Law visitors must present personal documents for home stay records. The guest also confirms that they will not be carrying any valuables or cash with them during their stay with us, and if they carry any valuables or cash with them they will declare the same at the time of check in which will be recorded and signed by the guest and management during check in and copy of the same has to be retained by the guest, the guest should not check in without the declaration copy.Hazardous Goods--Bringing goods and/or storing of raw or exposed cinema films or any other article of a combustible or hazardous nature and/or prohibited goods and/or goods of objectionable nature is prohibited. DISCLAIMER NOTICE/INDEMNITY Guest/s attends this establishment at their own risk. The Proprietor, its agent/s and/or its employee/s (“the Proprietor”) shall not be liable for, and the guest/s hereby waive/s and abandon/s any claims of whatever nature including but not limited to that for theft, injury, loss or damage of whatever nature, against the Proprietor, whether arising from the Proprietor’s default, negligence or otherwise. This disclaimer notice is prominently displayed throughout the property and is valid and automatically considered as accepted by guest/s before booking or entering the property. Late Check out, later than 10 am will attract an penalty of Rs.5000/-At the time of check in the guest will have to provide Photo ID and Read and understand the House Rules and management policies and swill have to sign on them. Property used for other reasons other than residential purpose will attract a penalty of Rs.25000/-Property used for birthday parties or events or any other celebrations, decorations will require permission of the host before booking, and surprising the host by not taking permission will attract a penalty of Rs.15000/- and if any damages done in the course of decoration or arrangement will attract a penalty of Rs.50000/- plus the cost of damages, as the host will have to shut down the business for repairs. We have televisions in all the rooms but they are not connected or subscribed to any broadcasters. We have television in the living area with home theater systems which works well and if it stops working kindly pardon us but we will look into the issue and try and solve it as soon as possible or it can also take days. Pets Not allowed. Children not allowed. Aged persons will find it difficult.CCTV-cameras--Living Room kitchen,entrance to house,entrance of main door,car parking area,balcony,two inside in the steps area of the house , 8 cameras will be On.
